General Contracting
Construction is a numbers game with many moving parts. With important time constraints, budget costs and project objectives it is important to engage a contractor that can both measure and deliver all the objectives that a project may entail.
Before Construction:
1) Coordinate with design team, engineers and architect to realize the design and specs
2) Creating and managing a construction budget
3) Hiring and managing subcontractors to fulfill detailed tasks
During Construction:
1) Supervise the construction process while upholding the integrity of the master plan
2) Ensuring the project schedule
3) Reacting and projecting any challenges or setbacks
After Construction:
1) Solidifying subcontractors work and payments
2) Delivering and ensuring the clients expectations were met
3) Leaving a clean and desirable final product
Pre Construction
The most critical phase of the construction cycle is gaining a strong foundation and understanding the parameters and capacity of the construction project, including permitting and approvals. Our project team will listen to our client’s vision and help create the scope of the totality of the project. It is critical that we are in alignment with budget costs, timelines, feasibility so that we agree on the essential tasks and goals to create a successful final product.
1) Define the Master Plan – What are you trying to execute and what is the location, timeline, and to what degree of completion are you trying to achieve?
2) Define Project Budget – After the parameters and goals have been set, it is paramount to add a cost associated with the end goals of the project. What is your budget? In this phase the construction team and design team work together to assure feasibility in the cost approach, while proving up the budget and providing alternative solutions and ideas.
3) Finalize Design & Details – Once the budget is finalized and feasibility based on costs have been measured our architects and design team can take the necessary steps to align the scope of the project, costs and goals with design plans, layout, building materials and timelines. At this stage we will assess and project permits and inspections along with procurement for material to ensure we work as efficient and effective as possible.
Project Scheduling – Effective and efficient time management is crucial in any construction project. This is the key factor that will corroborate that key functions are completed on budget, in a timely manner, and to a high standard.
1) Create a hierarchy task list broken down in phases, functions and landmarks.
2) Estimate how much time and effort each task will require
3) Generate a resource table of all personnel and/or non-personnel for each specific project and procure resources to match each task.
4) Connect and characterize the dependencies of each task so that there is instantaneous movement and flow while creating constant progression throughout the construction cycle.
5) Establish the landmarks in each project, as construction projects are typically grouped in stages and certain phases of construction are more significant than others, thus should be recognized as such.
Permitting & Approvals
The expectation and approval process are different for every municipality. It is our job to research, plan and navigate the permitting and approval process throughout the life cycle of a construction project. This takes special maneuvering for each project, as project scheduling leans heavily on authorizations for each phase of construction. We address the full range of permits in the pre-construction phase while allocating time and attention to each authorization point. We take deep pride in facilitating a smooth process, while planning ahead for any change orders, modifications, and setbacks the city will have for each approval.
